Laura L. Marinelli

Laura Lau Marinelli's practice focuses on the areas of condominium related litigation and the general representation of condominium and community associations. She has extensive experience representing condominium associations and common interest community associations in complex litigation matters involving various injunctive and equitable remedies, as well as covenant enforcement, developer issues, mixed use property disputes, and breach of fiduciary duty matters. Laura also advises associations on various issues including the interpretation of the association's governing documents, the Illinois Condominium Property Act and the Illinois Common Interest Community Association Act, as well as resolution of issues with homeowners, the developer, and the city or county. She has presented to lawyers, property managers, board members and unit owners on various condominium issues.

Laura provides the following services to condominium and homeowners' associations:

  • Enforcement of the association's governing documents
  • Obtaining injunctive relief to abate and enjoin violations of the association's governing documents
  • Resolution of issues with homeowners (noisy neighbors, leaking pipes, nuisances)
  • Resolution of issues with the developer (construction defects, improper reserve funding)
  • Resolution of issues with the city or county (building code disputes, zoning variances)
  • Interpretation of the association's governing documents, the Illinois Condominium Property Act and the Illinois Common Interest Community Association Act
  • Collection of unpaid assessments by homeowners
  • Protection of the associations interests during foreclosure of units within the association
  • Assistance with board meetings, membership meetings, board elections, and rule violation hearings
