Alex Walenczyk advises developers and property owners on the submission and public review of land use applications for the development of commercial and residential properties across the state of Delaware. Alex guides these clients as they seek approval from local, county and state agencies for subdivision plans, conditional uses, zoning changes, future land use map amendments, variances, and special use exceptions. His experience includes matters before the New Castle County Council, New Castle County Planning Board, New Castle County Board of Adjustment, New Castle County Department of Land Use, and the Delaware Department of Natural Resources and Environmental Control (DNREC). Alex has also been on legal teams seeking compensation on condemnation actions and obtaining summary possession of property.
Alex's skillset includes drafting utility and cross-access easement agreements, title objection letters, and maintenance declarations, operating agreements, and bylaws for maintenance associations.

Before Alex started his legal career, he was an engineer, construction manager and licensed real estate salesperson. His work in engineering included drafting construction documents pertaining to demolition, erosion and sediment control, site design, grading, drainage and utilities, as well as obtaining construction permits through administrative agencies.
