Real Estate Transactions/Development/Open Space Preservation and Conservation

Wendie represents landlords, tenants, sellers and buyers in real estate acquisitions, sales, leasing and financing matters as well as a myriad of entities involved in development, redevelopment and expansion projects.

  • Represents Fortune 500 companies in complex real estate transactions including: the acquisition and aggregation of parcels for development of several million square feet for two company headquarters and the disaggregation, severance, sale and partial lease-back of various buildings.
  • Serves as lead outside counsel for a Fortune 100 pharmaceutical company in national real estate matters, including repurposing sites, sales, acquisitions and/or leasing of others, and providing assistance with the disposition of environmentally contaminated properties for redevelopment throughout the country.
  • Advises on repurposing of a 450,000-square-foot single-tenant corporate campus into a multi-tenant office park for sale and lease.
  • Working on behalf of health care companies including providing counsel for: a 500,000-square-foot expansion to a nationally acclaimed children's hospital; a 200,000-square-foot cancer center expansion and associated medical office condominium for a regional hospital; development and financing issues for multiple continuing care retirement facilities; and certification issues, land development and acquisition in connection with a 34-bed intensive rehabilitation hospital that is part of a regional post-acute care health care services company.
  • Serves as counsel for a state agency in connection with a 100-acre redevelopment of an abandoned industrial site. The project is part of a public-private partnership to redevelop the site for multi-purpose use, including commercial, residential, office, extensive open space, and active and passive recreation.
  • Represents a foundation in funding the acquisition of a large, historic estate and associated land for preservation. 
  • Represents a client in the development of a boutique museum intended to house a world-renowned mural painted by a famous American artist.
  • Represents a family-owned LLC in connection with the redevelopment of portions of a historic village into a pocket community.

Energy, Regulatory and Telecommunications

A substantial portion of Wendie's practice involves counseling energy, utility and telecommunications providers on how best to comply with the changing and complex regulatory landscape. She also represents clients in the due diligence phase of a possible acquisition and/or lease.

  • Represented one of the largest U.S. power producers in a billion-dollar acquisition of power plants.
  • Represented one of the largest telecommunications carriers in connection with regulatory matters before the Delaware Public Service Commission and cell siting matters throughout the State of Delaware.
  • Represented an alternative energy provider developing legal strategies for an onshore cable route.

Renewable Energy

Wendie’s practice includes counseling renewable energy providers on large-scale utility projects and/or community solar projects, particularly on real estate issues connected with building solar and offshore wind projects for the generation and transmission of power onshore via interconnection to the public grid.

  • Serves as local counsel providing development, land use and contracting advice associated with an onshore transmission and substation project to support an offshore wind project.
  • Serves as both land use and transactional counsel on multiple utility-scale solar projects, providing counseling on development, disposition and acquisition, and associated transmission and access easements.
